In Phase 2 we start by working with you to develop your concept into a robust design strategy detailed enough to either apply for building consent or planning permission*. Following this we tighten up those drawings even further by adding the technical detailing and critical dimensions necessary for building regulations.


Once building regulations are satisfied we then proceed to create the tender document that will be used to quote the build.

*If your project requires planning permission we charge an additional lump sum of £950 to the cost of Phase II


What to expect from us:

  • Statutory Drawings as required by legislation for householder planning consent or submission for full-planning permission

  • A set of existing and proposed drawings

  • 1 x rendered image of your choosing

  • Completion of the householder consent application or submission of the application for planning permission on your behalf

  • The review and discharging of planning/pre-construction conditions​

  • A set of building regulation/ technical design drawings

  • Building  specifications and schedules or performance specifications

  • Help coordinating the tender process

  • Help in appointing the principal contractor/builder and in identifying a workable construction programme
